A good Airbnb turnover has six parts: strip and remake the beds, clean every room to a written checklist, restock consumables, stage the space to match your listing photos, report damage, and take photos before you leave. Do those in the same order every time and guests get a consistent stay. This checklist is what Central Virginia hosts can run themselves or hand to a turnover team.

What should an Airbnb turnover checklist include?

Work in a fixed route through the unit so nothing is skipped. Start in the bedrooms, then bathrooms, kitchen, living areas and entry, and finish with floors and trash.

How do I time a same-day turnover?

Work backward from the next check-in. Write down checkout time, your cleaning window and a buffer, then see what is left. For example, with an 11am checkout and a 4pm check-in, you have five hours between guests. If the clean takes three, you have a two-hour buffer for a late checkout, a stain, or a missing item. If the buffer is thin, you either need a team, spare linens, or a later check-in time.

A spare set of linens per bed is the simplest fix. Linens can be washed off site and swapped in, so a wet load never delays check-in. JNC's commercial laundry picks up and returns folded linens and towels, and our Airbnb policy explains how we schedule around check-in and check-out.

What should I restock every time?

Make a short par list, the minimum you want on hand for each unit, and refill to it after every stay. Typical items are toilet paper, soap, coffee, paper towels, trash bags and dish soap. Keep a spare shelf or closet for the overflow so you never run out during a booking. At JNC we restock from your inventory and tell you when it is running low.

Why do a photo report at every turnover?

Photos are your record. A quick set of before-you-leave photos shows the unit was guest-ready, and a photo of any damage lets you report it to the platform within its window. JNC sends a photo report before we leave every turnover, including any damage or missing items, and we report damage the same day.

Take the same angles each time: the bed, the bathroom, the kitchen counter and the entry. Over time the set becomes a comparison against your listing photos, which makes problems easy to spot.

How should I handle linens between guests?

Linens are the slowest part of a turnover because washing, drying and folding take longer than cleaning a room. Two habits keep it moving. First, keep a spare set for every bed, so fresh sheets go on while the used set is out being washed. Second, bag used linens in a dedicated hamper at the unit so they leave the property in one trip.

Towels follow the same rule. Count them at each turnover and compare to your par list. If the count is short, a towel went missing or ended up in the wrong bag, and it is much easier to find that out the same day than three guests later.

What if a guest leaves a mess or damage?

Photograph it before touching anything, then clean what you can. Damage is photographed and reported the same day, so you can file with the platform within its window. Guest belongings that are left behind are bagged and labeled so they can be returned.

Some conditions are beyond a standard turnover. Biohazard, hoarding, pest infestation and heavy post-party conditions are quoted separately and may be declined. If you find any of those, tell your cleaner before the visit rather than after, so the right team and time are planned.

How do I know when a unit needs a deep clean?

A turnover keeps a unit guest-ready between stays. It does not reset it. Over months, build-up appears in places turnovers do not reach: mattresses, upholstery, grout, the inside of appliances and the back of cabinets. A quarterly deep clean covers those, and the inventory count that comes with it is a good time to replace worn items.

Signs it is time: a smell that does not go away after a turnover, linens that look dull even when clean, guests mentioning something you cannot find, or an oven and fridge that have not been cleaned inside in a while.

Does it matter where the rental is?

Yes, because routes and travel time shape what is possible. We schedule turnovers around the check-in and check-out times for your listing, and we can hold keys or codes securely. Hosts near Lynchburg, Amherst and Madison Heights get same-week booking most of the time. Rentals around Bedford, including those near Smith Mountain Lake, and in Charlottesville are served on set route days, so book ahead and give us your calendar early.

Frequently asked questions

Can you turn over a rental on the same day as check-out?

Do you restock supplies?

Yes, from your inventory, and we tell you when it is running low.

How do you get into the unit?
