How we work with Airbnb hosts

Turnovers run on tight clocks, so this page sets out exactly what we do, when, and what we need from you.

What do you need?
How often?

* Required. No site visit needed for most homes — we text you a flat price, no obligation.

What every turnover includes

  • Strip and remake all beds with host-supplied or JNC-laundered linens
  • Full clean of kitchen, bathrooms, living areas and floors to the listing’s checklist
  • Restock consumables from your inventory
  • Stage rooms to match your listing photos
  • Trash and recycling out; dishwasher run and emptied
  • Photo report sent before we leave, including damage or missing items

Scheduling

  • Booked from your calendar sync or a weekly schedule sent by Sunday evening
  • Standard window is check-out plus 4 hours; same-day check-in needs at least [3] hours between guests
  • Changes with less than [24] hours’ notice carry a [$X] rush fee; cancellations inside [12] hours are billed in full

Access and keys

  • Smart lock code or lockbox; codes stored in our scheduling system, never shared by text
  • Keys held on your behalf are logged and returned on request

Supplies and laundry

  • Cleaning products are ours; consumables and spares are yours — we tell you when stock runs low
  • Linens washed on site or through our commercial laundry; a spare set per bed keeps same-day turnovers on time

Damage, lost items and guest belongings

  • Damage is photographed and reported the same day so you can file within the platform’s window
  • Guest belongings are bagged, labeled and held for [14] days
  • Insured for [COVERAGE]; liability limited to the cost of the service except where caused by our negligence

Billing and service limits

  • Flat rate per turnover by unit size, invoiced weekly, due in 7 days
  • Deep cleans and hot tub service quoted separately
  • Biohazard, hoarding, pest infestation and heavy post-party conditions are quoted separately and may be declined
